A household earning Willmar's median income of $62,280 can carry a home in the $195,000 to $215,000 range at today's 6.95 percent rate, using the 29 percent housing ratio USDA lenders apply (Data USA, 2024 ACS; Freddie Mac PMMS, week of September 17, 2026). That buys a solid three-bedroom in town.
I'm Janet Matchinsky. Since November 2023 I have represented the buyer on 11 closings in Willmar (NorthstarMLS). Homes listed by other brokerages are counted, not shown, under NorthstarMLS rules, so the examples below use round price points, one in each of the town's price tiers, to show how financing assumptions change a payment. They are illustrations for a lender conversation, not a personal approval or a complete measure of ownership costs.
Start with the rate, then the ratio
Two numbers drive everything:
- The rate. Freddie Mac's survey put the average 30-year fixed at 6.95 percent for the week of September 17, 2026, up from 6.76 percent the week before (Freddie Mac). Your rate will differ by credit score and loan type, but that is the market.
- The ratio. Lenders compare your monthly debts to your gross monthly income (CFPB on debt-to-income). USDA's rules, which many Willmar-area lenders use as a benchmark, cap the house payment at 29 percent of repayment income and total debt at 41 percent (7 CFR 3555.151). Conventional and FHA lenders have their own limits, and different lenders allow different numbers.
Willmar's median household income was $62,280 in 2024, or $5,190 a month. Twenty-nine percent of that is $1,505 for the full house payment. Forty-one percent, $2,128, is the ceiling for the house plus car loans, student loans and credit cards combined.
Kandiyohi County as a whole runs higher: $76,592 median household income and a $243,200 median property value (Data USA, 2024 ACS), which reflects the lake homes around Spicer and New London. Willmar's own median property value was $198,400, and 59.4 percent of Willmar households own their home.
What the payment looks like at three Willmar price points
These are round prices, one for each tier described below, with the principal and interest at 6.95 percent on a 30-year loan. Taxes, insurance and any mortgage insurance are on top, and they vary by address, so I have left them out rather than guess.
| Tier | Price | P&I with 3% down | P&I with 0% down |
|---|---|---|---|
| Under $200,000 | $190,000 | $1,220 | $1,258 |
| $200,000 to $300,000 | $250,000 | $1,605 | $1,655 |
| $300,000 and up | $320,000 | $2,055 | $2,118 |
Now match those to income. Keeping principal and interest alone under 29 percent of gross pay:
- The $190,000 house needs roughly $50,000 to $52,000 a year in household income before taxes and insurance are added. With a realistic tax and insurance line, plan on about $60,000. That is close to the median Willmar household.
- The $250,000 house needs about $66,000 to $68,000 before taxes and insurance, so realistically $75,000 and up. That takes two paychecks, or one professional salary at Rice Memorial, the school district or Jennie-O management.
- The $320,000 house needs about $85,000 to $88,000 before taxes and insurance, so $95,000 to $100,000 in practice.
Those are principal-and-interest-only estimates that I have rounded, and they assume little other debt. A $450 truck payment moves the 41 percent line faster than most people expect. When you send me an address I pull the actual tax bill from Kandiyohi County so the number is real.
The three price tiers in Willmar right now
Under $200,000. This is the entry tier, and it is the busiest. Expect a three-bedroom with one to two baths, 1,200 to 1,600 square feet, built between the 1950s and 1980s, on the south or west side or the older grid near downtown. Well-kept homes in this tier draw multiple offers, so the pre-approval has to be done before you tour. Willmar had 21,015 residents at the 2020 census and is the Kandiyohi County seat (Wikipedia), so the buyer pool is deep.
$200,000 to $300,000. Four bedrooms, two baths, a two-car garage and often a finished basement, in the northwest and northeast neighborhoods built from the 1970s on. This is where most buyers in the $200,000 to $300,000 range land.
$300,000 and up. Newer construction, larger lots, and the lake country. Push toward Spicer and New London and the ceiling rises fast; I have represented the buyer on 2 closings in Spicer since November 2023 (NorthstarMLS), and the Green Lake and Spicer page covers that market.
There is also an investor tier. My listing at 1128 11th Street SW, a ten-bedroom, three-bath, 3,497-square-foot multi-family property, is listed at $340,000 (Home Match Realty, NorthstarMLS #7117726). For someone who wants rental income to offset the mortgage, that is a different use of the same budget.
Programs that stretch a Willmar paycheck
Two programs change the math for Willmar buyers:
- Minnesota Housing Start Up. For first-time buyers, the income limit in Kandiyohi County is $118,900 for a one- or two-person household and $136,700 for three or more, with a $472,030 price cap and up to $18,000 in down payment help (Minnesota Housing). Almost every Willmar buyer I meet is under the limit. Details are in First-time home buyer programs in Minnesota for 2026.
- USDA guaranteed loans. Willmar itself is over 20,000 people, which puts the city in a tier that USDA's map decides, so in-town addresses must be checked. Check the exact address in Pennock, Kandiyohi, Atwater, New London, Spicer or any township using USDA's current eligibility tool. A town name does not establish eligibility or loan approval. A zero-down USDA loan on a $250,000 house means the whole $7,500 you would have spent on a 3 percent down payment stays in savings. See USDA loans in Douglas, Todd and Pope County for how the map and income rules work; the same rules apply in Kandiyohi County.
Costs that do not show up in the payment
- Mortgage registry tax. Minnesota charges 0.23 percent of the loan amount at recording (Minn. Stat. 287.035). On a $242,500 loan (a $250,000 house with 3 percent down) that is $558.
- Property taxes. Willmar is a city with full services and a school district levy, and the tax bill on a $250,000 home is a real line in your monthly payment. I pull the current statement before you write an offer.
- Well and septic. In town you are on city water and sewer. Outside the city limits, in the New London and Spicer lake country, most homes have a private well and septic, and Minnesota requires disclosure of both at sale (Minn. Stat. 103I.235; Minn. Stat. 115.55). Budget time for a septic compliance inspection.
If you are selling in Willmar
The same math works in reverse. If your home is in the $200,000 to $300,000 band, your buyer pool is the largest in the city, and clean, correctly priced homes in that band are the ones I see go under contract in the first two weeks. My home value tool gives you a starting range, and the seller page explains how I price and market a Willmar home.

Questions people ask
What is the median home price in Willmar, MN?
The most recent census figure puts Willmar's median property value at $198,400 for 2024, per Data USA, and Redfin reports a $232,000 median sale price for the three months ending August 2026 (Redfin).
How much income do I need to buy a $250,000 house in Willmar?
At the 6.95 percent Freddie Mac average for the week of September 17, 2026, principal and interest with 3 percent down is about $1,605 a month. Keeping that under a 29 percent housing ratio takes roughly $66,000 a year before taxes and insurance, so plan on $75,000 or more in practice.
Can I use a USDA loan in Willmar?
In-town Willmar addresses must be checked on USDA's eligibility map because the city is over 20,000 people. Pennock, New London, Spicer and the surrounding townships are the addresses I most often see qualify for the zero-down program.
What is the Minnesota Housing income limit for Kandiyohi County?
For the Start Up first-time buyer program, $118,900 for a one- or two-person household and $136,700 for three or more, with a $472,030 purchase price limit, per Minnesota Housing's income limits page.
