  • Alexandria is a city of about 14,900 people and the seat of Douglas County (about 40,100 people), two hours northwest of Minneapolis on I-94, surrounded by more than 300 lakes.
  • The economy runs on health care (Alomere Health, the county's largest employer), manufacturing (21% of the county workforce), a growing technical college, and tourism. Douglas County unemployment averaged 3.6% in 2025.
  • Housing costs less than the metro: the statewide median sale price was $370,000 in August 2026 while Alexandria's median home value in the 2019 to 2023 Census survey was $247,200, and the overall cost of living is about 13% below the U.S. average.

The answer

I'm Janet Matchinsky, broker and owner of Home Match Realty. I've helped families relocate here from California, the Twin Cities, Fargo and a dozen small towns in between. One couple found me through a Zillow listing after moving from California without a home lined up; we toured about a dozen houses in two days and they closed on one in Buffalo Lake a few days later. Relocating is the one move where you need a local more than ever, because you are choosing not just a house but a town, a school, a commute and a winter. This guide is what I tell people on that first phone call, with the numbers sourced so you can check them.

Where Alexandria is and how you get here

Alexandria sits on Interstate 94 in West Central Minnesota. Minnesota Highways 27 and 29 run through town, per Wikipedia's Alexandria entry. Minneapolis is 132 miles southeast, about 2 hours and 2 minutes by car, per Travelmath. St. Cloud is about 62 miles and one hour east, and Fergus Falls is 50 miles northwest, per Distance-Cities. Fargo is farther up I-94 to the northwest.

Alexandria Regional Airport, Chandler Field (KAXN), has two runways, jet fuel and charter service, per the City of Alexandria, but it is general aviation. For scheduled commercial flights you drive to Minneapolis-St. Paul or Fargo.

Jobs and the economy

Health care. Alomere Health is the largest employer in Douglas County with 935 employees in 2024, operating a 127-bed hospital with a Level III trauma center and clinics across seven campuses, per the University of Minnesota Extension economic contribution study. Knute Nelson, a senior care and housing organization founded in 1948, is headquartered here as well.

Manufacturing. About 21% of Douglas County's workforce, 3,662 people, works in manufacturing, and five of the county's top ten employers are manufacturers, per Living Alexandria Area. The names you will hear: 3M's abrasives plant, Douglas Machine (packaging automation, founded 1964), Alexandria Industries (aluminum extrusion), Massman Automation and ITW Heartland. The 3M Alexandria plant page lists its product lines if you are curious.

Education and public sector. Alexandria Technical & Community College enrolled 3,281 students in 2024 to 2025, per Univstats, and grew 27.6% from fall 2020 to fall 2024, the largest percentage growth of any Minnesota State institution, per ATCC. The college, the school district, the county and the city are all significant employers.

Unemployment. Douglas County's 2025 annual average was 3.6%, per the Minnesota DEED county unemployment map, compared with 4.3% statewide in July 2026.

Income. Median household income is $79,043 for Douglas County and $61,374 within the city of Alexandria, per the 2024 ACS five-year estimates via Census Reporter. The gap reflects the lakeshore townships around the city, where incomes and home values run higher.

Housing: what things cost

Statewide, the median sale price was $370,000 in August 2026, up 2.8% from a year earlier, with 3.5 months of supply, per the Minnesota Realtors August report as covered by FOX 9. Alexandria's median owner-occupied home value in the 2019 to 2023 American Community Survey was $247,200, per Data USA. Active listings skew higher because lake homes are in the mix: Movoto showed a median list price of $427,000 and $206 per square foot in August 2026, per Movoto. Expect a wide spread between a three-bedroom in town, a newer build on the edge of the city, and anything with frontage on the Chain of Lakes.

Renting while you look is realistic. Zillow put the average rent across all bedroom counts at $1,155 in July 2026, per Zillow's Alexandria rental trends.

Property taxes are moderate. Douglas County's median annual bill is about $2,330 with a median effective rate of 0.86%, per Ownwell. Minnesota's homestead market value exclusion reduces the taxable value of an owner-occupied home (up to $38,000 of exclusion on lower-valued homes, phasing out at $517,200), per the Department of Revenue. Apply for homestead with the county assessor by December 31 of the year you move in.

Cost of living and taxes

Sperling's BestPlaces scores Alexandria at 86.7, meaning the overall cost of living is 13.3% below the U.S. average and 10.8% above the Minnesota average, per BestPlaces. For a family-by-family estimate, the Minnesota DEED Cost of Living tool gives monthly basic-needs budgets for Douglas County by household size.

Sales tax in Alexandria is 7.375%: the 6.875% state rate plus a 0.5% local tax, per the Department of Revenue local rate guide. Minnesota income tax has four brackets, 5.35%, 6.8%, 7.85% and 9.85%, per the Department of Revenue's 2026 bracket release. Clothing and most groceries are exempt from sales tax.

Utilities: the city is served by ALP Utilities, a municipal electric and water utility, and the surrounding area by Runestone Electric Association, a member-owned cooperative. Residential rates run around 11.7 and 14.4 cents per kWh respectively, per FindEnergy's Douglas County summary. Fiber internet is better than most newcomers expect: Gardonville Cooperative reaches about 43% of Alexandria homes and Arvig about 27%, both with gigabit plans, per BroadbandNow.

Schools

Alexandria Public Schools (ISD 206) serves about 4,034 students in nine schools with a 15-to-1 student-teacher ratio, per Niche. Alexandria Area High School has a 97% graduation rate and ranks first among public high schools in Douglas County, per Niche's school profile. The district's official page is on the Minnesota Department of Education. Outlying towns like Osakis, Brandon-Evansville and Minnewaska have their own districts; if a specific district matters to you, tell me before we start touring and I will filter by it.

The lakes

Douglas County has more than 300 lakes, per the county's lakes page. The Alexandria Chain of Lakes connects Lake Carlos, Le Homme Dieu, Darling, Geneva, Victoria and several smaller lakes by navigable channels. Lake Carlos alone is 2,605 acres with 13 miles of shoreline and a maximum depth of 163 feet, per the Minnesota DNR. Lake Carlos State Park, 10 miles north of town, covers 1,231 acres with hiking, horse and snowmobile trails, per Wikipedia. The paved Central Lakes Trail runs 55 miles from Fergus Falls through Alexandria to Osakis, per the Central Lakes Trail. Browse the Lake Finder for acreage, depth and public access on each lake.

Climate, honestly

Alexandria has a humid continental climate. Temperatures typically range from about 4°F in January to 81°F in July, per Weather Spark. Annual snowfall is in the range of 35 to 48 inches depending on the station and period, per US Climate Data and NOAA normals cited on Wikipedia. Lakes freeze for ice fishing, the trail system is groomed for snowmobiles, and everyone owns a good coat. Daily life

Downtown Broadway is five blocks of brick storefronts dating to the 1800s, with restaurants, boutiques and the Andria Theatre, which stages five main productions a year, per the City of Alexandria history page and the Andria Theatre. Big Ole, the 28-foot Viking statue, stands at the north end of Broadway near the Runestone Museum. The Douglas County Courthouse (1895) is on the National Register. The Alexandria Area YMCA, Viking Plaza mall on Highway 29, and the usual big-box retail are on the south side. Health care is in town at Alomere. It is a small city with the services of a larger one because it serves a wide region of West Central Minnesota.

A relocation timeline that works

  1. Six months out: get pre-approved with a lender who knows rural loans, and tell me your must-haves, your school district and your commute.
  2. Three months out: come for a weekend. We tour towns before we tour houses.
  3. Six to eight weeks out: write the offer. A typical Minnesota closing is 30 to 60 days from acceptance.
  4. Two weeks out: transfer utilities (ALP or Runestone, natural gas, internet) and file for homestead after closing.
  5. Moving week: I stay reachable after closing; one reviewer, Schani, wrote that I even helped her move and clean her new home.

Checklist

  • Decide the commute you can live with; Alexandria to St. Cloud is an hour, to Minneapolis two.
  • Pick a school district before you pick a house.
  • Decide whether you want lakeshore, lake access, or in-town.
  • Get pre-approved, and ask about USDA or VA if you qualify (see VA and USDA Rural Loans in Minnesota).
  • Budget for property tax, insurance and winter heating.
  • Check fiber availability at the address, not just the town.
  • File homestead with the assessor after closing.
  • Read the closing costs guide so the settlement statement holds no surprises.
