Alexandria, MN Neighborhoods: Where People Actually Live

Alexandria, MN housing falls into five areas: the lakeside northeast and northwest, the Broadway grid in town, the Highway 29 corridor and the nearby towns.

Alexandria has 14,335 people inside the city limits (2020 Census), but the housing market covers five areas: the lakeside northeast along Lake Le Homme Dieu and Lake Geneva, the northwest toward Lake Darling and Lake Ida, the in-town grid around Broadway, the Highway 29 corridor, and the edge towns of Carlos, Miltona, Garfield and Osakis.

Alexandria does not have named neighborhoods the way a big city does. When locals describe where someone lives, they say which lake, which side of town, or which little town. That is how I have organized this guide, because it is how buyers will hear it from sellers, inspectors and neighbors.

The lakeside northeast: Le Homme Dieu, Geneva and Victoria

This is the side of town most people picture when they think of Alexandria lake living. Lake Le Homme Dieu is a 1,800-acre lake with about 10 miles of shoreline and a maximum depth of 85 feet, and it sits right on the northeast city limit (Explore Alexandria). It has navigable connections to Lake Carlos and Lake Geneva, which makes it the hub of the Alexandria Chain of Lakes.

Lake Geneva is the smaller chain lake closest to town, with two boat landings and an accessible fishing pier. Lake Victoria, on the eastern city limits, is horseshoe-shaped and quieter, with small-boat connections to Geneva and Lake Jessie and two public docks (Explore Alexandria).

Streets on this side carry the NE suffix. Homes here are within a few minutes of downtown, which is why year-round owners favor this side: you get the water without a long drive to work, school or Alomere Health. Since November 2023 I have represented the buyer on 5 closings in Alexandria (NorthstarMLS); homes listed by other brokerages are counted, not shown, under NorthstarMLS rules, so ask me for the comparable sales on any street you are considering.

What to know before you buy here: many of these homes are older cabins that have been added onto over decades. I always ask for the septic compliance record and the age of the well, and I look for a plowed, city-maintained road rather than a private drive.

The northwest: Darling, Cowdry, Carlos and Ida

Head northwest and the lakes get bigger and the lots get larger. Lake Darling is 1,050 acres, 62 feet deep, with about 6.5 miles of shoreline; it connects to Lake Cowdry to the south and Lake Carlos to the north, and Arrowwood Resort sits on its west shore (Explore Alexandria). Lake Cowdry is a small 242-acre lake with a 52-foot maximum depth (Wikipedia).

Lake Carlos is the deepest lake in the area at 163 feet, with 2,605 acres and 13 miles of shoreline, located five miles north of Alexandria, and Lake Carlos State Park covers its northernmost shoreline (Minnesota DNR). Carlos is cold and clear enough to hold cisco, which tells you something about water quality.

Farther northwest, Lake Ida is 4,427 acres and 106 feet deep with 21.2 miles of shoreline and three public ramps. Douglas County opened Pilgrim Point County Park on its east side in summer 2023 (Explore Alexandria). Ida draws both year-round owners and cabin owners, and the west and north shores feel a long way from town even though they are not.

This quadrant is where I send buyers who want big water and are willing to drive 10 to 15 minutes for groceries.

In town: the Broadway grid and the city lakes

Downtown Alexandria runs along Broadway, with Big Ole, the 28-foot Viking statue built for the 1964 New York World's Fair, standing on the shore of Lake Agnes and the Runestone Museum nearby (Wikipedia). Lake Agnes itself is small, 135 acres and 35 feet deep (Wikipedia), and it gives the downtown blocks a park feel.

The in-town housing stock is a mix of pre-war homes on the older grid near downtown, 1950s to 1970s ramblers and split-levels ringing the core, and newer subdivisions filling in on the north and east sides. This is where most of the city's homes sell. Redfin shows a $329,732 median sale price over the three months ending August 2026, with a median of 21 days on market and 87 homes sold in August (Redfin).

Who buys here: people who want a short drive to Alomere Health (the county's largest employer at 935 people in 2024, per University of Minnesota Extension) or Douglas Machine (737 employees, per Wikipedia), buyers trading lakeshore upkeep for a smaller city lot, first-time buyers working at the entry end of the price range, and anyone who wants to walk to a coffee shop.

School note: all of the city is in Alexandria Public Schools, ISD 206, which lists 3,922 K-12 students across Carlos Cardinal Academy, Garfield Elementary, Lincoln Elementary, Miltona Science Magnet, Voyager Elementary, Woodland Elementary, Discovery Middle School and Alexandria Area High School (Alexandria Public Schools). The high school building opened September 2, 2014.

The Highway 29 corridor

Highway 29 is the north-south spine of Alexandria, and its in-town stretch is 3rd Avenue. It is the commercial corridor: Walmart is at 4611 State Highway 29 S and Target at 4404 Highway 29 S, and the 3rd Avenue section carries an average of 18,200 vehicles per day, including 1,050 heavy trucks, according to MnDOT. In September and October 2025, MnDOT and the city finished a pedestrian safety project on the seven blocks between Broadway and Nokomis, removing left-turn lanes at four intersections and adding crossing signals and flashing beacons.

The bigger change is coming: MnDOT plans to reconstruct Highway 29 from Second Avenue to north of McKay Avenue in 2031 (MnDOT corridor study). If you buy near the corridor, plan for construction that year.

Housing along the corridor is mostly apartments, twin homes and townhomes, plus older single-family homes on the side streets. It is the most convenient part of town for someone without a car or with a long shift schedule, and the least quiet. My home value tool accounts for corridor proximity when I pull comparables, because buyers do price it in.

West and south: Latoka, Mary and Andrew

Lake Latoka sits just west of Alexandria with two public docks and a swimming beach on its north side (Explore Alexandria). It is a deep, clear lake close enough to town that many owners commute in daily.

South and southwest, Lake Mary is 2,450 acres but shallow, with a 40-foot maximum and 17-foot average depth (Wikipedia), located about five miles southwest of Alexandria (Lake-Link). Lake Andrew, just south of town, is a spring-fed 918-acre lake that reaches 83 feet (Wikipedia). Compare these lakes with chain properties using recent sales of similar frontage, buildings and access. The lake name alone does not establish a lower price. Visit the actual shoreline and surrounding roads to decide which setting suits your plans.

The edge towns: Carlos, Miltona, Garfield and Osakis

These are their own cities with their own councils, but their residents shop, work and go to the doctor in Alexandria, and three of the four are in the Alexandria school district.

  • Carlos (population 497, 2020 Census) sits between Lake Carlos and Lake Le Homme Dieu, north of town. Carlos Cardinal Academy is the neighborhood elementary. Lake Carlos State Park is up the road.
  • Miltona (population 431) is farther north, next to Lake Miltona, the area's largest lake at roughly 5,724 acres with 15 miles of shoreline and a 105-foot maximum depth (Explore Alexandria). Miltona Science Magnet is the ISD 206 elementary. This is cabin country with a growing year-round population.
  • Garfield (population 349) is west along Interstate 94 and the Central Lakes State Trail, a 55-mile paved trail from Fergus Falls to Osakis that passes through Garfield, Alexandria and Nelson (Minnesota DNR). Garfield Elementary is the district school. Buyers here get small-town prices with a 10-minute commute.
  • Osakis (population about 1,752) sits on the west shore of Lake Osakis, a 6,389-acre walleye lake that reaches 73 feet (Minnesota DNR LakeFinder). Most of the city is in Douglas County; a sliver crosses into Todd County. Osakis has its own school district. Longview Circle, a residential development on Smith Lake where I am the listing broker, is here too, with lots from $35,000, for buyers who would rather build near the water than remodel an old cabin.

Population figures for the four towns come from the 2020 Census as reported on each town's Wikipedia page.

How I match people to areas

When a buyer calls, I ask four questions before I pull a single listing: Do you need to be on water, or near it? How far will you drive to work? Which school matters? And do you want neighbors close or far? The answers sort almost everyone into one of the five areas above.

Buyers who want a boat lift and a one-level home usually end up on the northeast side or Lake Latoka. Buyers watching price per square foot and lot size lean in-town or toward Carlos and Garfield, which also sit inside the Alexandria school district. Remote workers and cabin buyers head north to Ida and Miltona for the distance from town. Investors and first-time buyers look hardest along the corridor and the older grid, where the entry prices are.

You can browse each area from my Communities page and compare lakes on the Lake Finder. If you are coming from out of state, my relocation guide covers the drive times, the winters and the paperwork.
