Alexandria vs Willmar vs St. Cloud: Where Should You Buy?

Alexandria, Willmar and St. Cloud, MN compared for home buyers: prices, drive to Minneapolis, employers, colleges, lakes and my own NorthstarMLS closings in each market.

Ask JanetFind an article

If you want lakes and a small city, buy in Alexandria ($329,732 city median sale price, three months ending August 2026, per Redfin). If you want the lowest entry price, Willmar ($232,000 median, same period). If you need the shortest drive to Minneapolis and the most jobs, St. Cloud (65 miles out, mid-tier median $293,527, January 2026).

I sell in all three markets. Since November 2023 I have closed 8 closings in Alexandria, 11 closings in Willmar and 1 closing in Sartell on the St. Cloud side (NorthstarMLS), so this is not a comparison written from a desk. Here is how the three stack up on the things buyers actually ask me about, with every number sourced.

Sources: populations from each city's Wikipedia page (Alexandria, Willmar, St. Cloud); distances from Distance-Cities (Alexandria), Distance-Cities (Willmar) and Wikipedia (St. Cloud); prices from Redfin Alexandria, Redfin Willmar and Redfin tier data reported by KNOX Radio; employers from University of Minnesota Extension, Business View Magazine and Wikipedia's 2024 St. Cloud employer list; college enrollment from Univstats, Wikipedia (Ridgewater) and Wikipedia (St. Cloud State, fall 2024).

Prices: what the medians hide

Willmar is the cheapest of the three by a wide margin. Redfin shows a $232,000 median sale price over the three months ending August 2026, up 2.7% from a year earlier, with homes taking a median of 33 days to sell and 77 homes sold in August, up from 60 the year before. I have represented the buyer on 11 closings in Willmar since November 2023 (NorthstarMLS); homes listed by other brokerages are counted, not shown, under NorthstarMLS rules, so ask me and I will walk you through the comparable sales for the homes you like.

Alexandria's city median is about $98,000 higher than Willmar's, and the lake market pushes the wider Alexandria area median to $400,000 on the NorthstarMLS report I pulled September 22, 2026. On the lake side of town, the comparables for a specific street matter more than any median.

St. Cloud sits between them. The Redfin tier figures reported in February 2026 put the starter tier at $205,692, the mid tier at $293,527 and the high tier at $397,092 for January 2026 (KNOX Radio). Sartell, one of the suburbs, is on my own NorthstarMLS record as well.

What the medians hide: Alexandria's higher price buys a lake town with a hospital; Willmar's lower price comes with a bigger, more industrial city; St. Cloud's middle price comes with a metro of 201,868 people and metro-style traffic on Division Street.

The drive to Minneapolis

St. Cloud wins. It is 65 miles northwest of the Twin Cities on Interstate 94 (Wikipedia), close enough that plenty of people commute daily. Willmar is 93 miles and about 1 hour 49 minutes by US-12 (Distance-Cities), which is a two-lane highway for much of the way. Alexandria is 132 miles and about two hours (Distance-Cities), but it is all interstate, which makes a hybrid schedule easier than the mileage suggests.

Between the three cities: Alexandria to St. Cloud is 69 miles (Travelmath) and Alexandria to Willmar is about 64 miles (DistanceCalc). Plenty of households here have family in one and work in another.

Jobs and employers

St. Cloud has the deepest job market. Wikipedia's 2024 list puts CentraCare Health System and St. Cloud Hospital at 6,121 employees, the State of Minnesota and St. Cloud State University at 1,961, the St. Cloud VA Health Care System at 1,749, the school district at 1,247 and New Flyer of America at 887 (Wikipedia).

Willmar's economy is anchored by CentraCare's Rice Memorial Hospital, a 159-bed Level IV trauma center with more than 1,300 employees, and by Jennie-O Turkey Store (Business View Magazine). Willmar has also grown: it added 1,405 residents between 2010 and 2020, nearly all of Kandiyohi County's growth (West Central Tribune).

Alexandria's largest employer is Alomere Health at 935 employees in 2024 (University of Minnesota Extension), followed by Douglas Machine at 737 and Alexandria Industries at about 500 (Wikipedia; Echo Press). Smaller, but for a town of 14,000 that is an unusually strong base of health care and manufacturing.

Colleges and schools

St. Cloud State University had 10,164 students in fall 2024 and is Minnesota's third-largest public university (Wikipedia), with St. Cloud Technical and Community College alongside it. Ridgewater College in Willmar enrolls more than 5,500 students (Wikipedia). Alexandria Technical & Community College enrolled 3,281 in 2024-25 (Univstats) and has grown five straight years (Alexandria College).

For K-12, Alexandria has a single district, ISD 206, with 3,922 students and a high school that opened in 2014 (Alexandria Public Schools). St. Cloud's metro is split among several districts (St. Cloud, Sartell-St. Stephen, Sauk Rapids-Rice and others), which is why buyers there often choose the suburb before the house.

Lakes and the outdoors

This is where Alexandria pulls away. Douglas County has more than 250 lakes (Wikipedia), and the Chain of Lakes puts five connected lakes on the edge of town, including Lake Carlos at 163 feet deep (Minnesota DNR). The Central Lakes State Trail, 55 paved miles from Fergus Falls to Osakis, runs through the middle of the city (Minnesota DNR).

Willmar's lake life centers on Spicer and New London to the north, where Green Lake covers 5,560 acres and reaches 110 feet (Wikipedia). I have closed 3 closings in Spicer and 2 closings in New London since November 2023 (NorthstarMLS). Willmar itself is a lake town too, but the premium water is a 15-minute drive north.

St. Cloud lies along the Mississippi River, which gives it riverfront parks and paddling rather than dock-and-boat living. There are lakes in the outlying areas, but a St. Cloud buyer who wants lakeshore usually ends up driving toward Alexandria or the Brainerd lakes anyway.

Weather

All three are cold. Willmar averages 11.7°F daily in January and about 46 inches of snow a year (Wikipedia). Alexandria's January daily highs average about 19°F with roughly 25 inches of annual precipitation (Wikipedia). St. Cloud is similar. Nobody moves to any of these cities for the winter; you move for what the lakes and rivers are like the other eight months.

Who should buy where

Buy in Alexandria if you want a lake within minutes, a full hospital in a small town, one school district, and you can handle a two-hour interstate drive to the Cities a few times a month. Start on my Alexandria homes page or the Lake Finder.

Buy in Willmar if price matters most, you want a bigger house for the money, or your work is in health care or food processing. The Spicer and New London lakes are close enough for weekends. Start on my Willmar homes page and the Green Lake page.

Buy in St. Cloud if you commute to the Twin Cities, need the widest job market, or want university life nearby. The suburbs of Sartell, Sauk Rapids and Waite Park are worth a look too. Start on my St. Cloud homes page.

If you are selling in one of these cities to buy in another, my home value tool will give you a starting number, and my seller page explains how I market across all three markets from one office in Alexandria.
