What $400K Buys in Alexandria, MN Right Now

A plain look at what $400,000 buys in Alexandria, MN as of September 22, 2026, using MLS market numbers, my own closing record and my own active listings.

Ask JanetFind an article

As of September 22, 2026, $400,000 is the middle of the Alexandria market. NorthstarMLS data for the Alexandria market area showed a $399,900 median list price and a $400,000 median sold price. So $400K buys a typical Alexandria home, not a bargain and not a splurge.

I want to walk through what that actually means on the ground, because "median" hides a lot. A $400,000 budget in Alexandria can land you in a newer in-town family home, an older house with acreage on the edge of town, or a modest place on a smaller lake. It will not buy you frontage on the Chain of Lakes with a finished lower level. Here is how I explain it to buyers who call me with that number in mind.

The two sets of numbers, and why they differ

You will see different Alexandria medians depending on where you look, and both can be right.

The NorthstarMLS figures (a snapshot as of September 22, 2026, deemed reliable but not guaranteed) cover the Alexandria market area, which includes a lot of lakeshore and township property outside the city limits. That is where the $399,900 list and $400,000 sold medians come from.

Redfin's Alexandria page, which leans on city-limits sales, shows a median sale price of $329,732 over the three months ending August 2026, up 5.6% from the same period a year earlier, with 87 homes sold in August and a median of 21 days on market.

Put those together and you get the real picture: in-town homes cluster in the low-to-mid $300s, lake and acreage property pulls the area median up to $400K, and well-priced city homes are going under contract in about three weeks. Lake homes and land often take longer, which is normal for this area, so ask me for current comparable sales in the segment you are shopping.

What my own closings show

Since November 2023 I have represented the buyer on 5 closings in Alexandria (NorthstarMLS). Homes listed by other brokerages are counted, not shown, under NorthstarMLS rules, so ask me and I will walk you through the comparable sales for the homes you like. The pattern in them matches the market numbers above. Around $400,000, a buyer gets space and square footage for the money instead of a dock. On the lake side of Alexandria, a house with fewer bedrooms and less square footage can sell for far more. That gap is the single most important thing to understand about pricing here.

What $400K buys in town

Inside the city, $400,000 is above the Redfin city median of roughly $330K, so you are shopping in the upper half of in-town inventory. In practice that usually means one of these:

  • A three- or four-bedroom home built in the last 20 years in the newer neighborhoods on the north and east sides, often with an attached garage and a finished basement.
  • An older, well-kept home closer to downtown Broadway on a larger city lot, sometimes with a detached shop or garage.
  • A newer twin home or townhome with an association, which appeals to downsizers who want to stop shoveling.

At the lower rungs, clean, well-priced in-town homes move quickly and often draw multiple offers.

Even on the lake side of town, overpriced listings sit. Any area-wide average blends homes that were priced right from the start with a few that were not, which is why the comparables for the specific house matter more.

If you are hunting in this range, start with my Alexandria homes for sale page and set an alert. In-town homes under $400K rarely make it to a second weekend.

What $400K buys on the water

On the water, $400,000 is a small-lake or partial-view budget. You can find seasonal cabins and older year-round homes on the smaller Douglas County lakes at or below that number, especially on lakes without a public beach or a resort. On the Chain of Lakes (Lake Darling, Lake Carlos, Lake Le Homme Dieu, Lake Geneva and Lake Victoria) and on the big lakes north of town, $400K generally buys a lot, a tear-down, or a share of an association-owned shoreline, not a finished home.

If a lake is the priority and $400K is the ceiling, I usually point people toward one of three paths:

  1. A smaller lake with a plowed road and a solid well and septic, where you trade boat traffic for value.
  2. A lake-access lot in a development, where you own the build and control the price. The Longview Circle lots I list on Smith Lake near Osakis are listed from $35,000 to $160,000 (Block 2 lots at roughly an acre from $35,000; Block 1 lots from $120,000; listed by Home Match Realty, NorthstarMLS #7112058, #7083075 and others), which leaves room in a $400K budget for a modest build.
  3. Off-water with deeded access, which is common around the Alexandria lakes and often costs half of true frontage.

My Lake Finder lists the lakes I work on with acres, depth and access notes so you can compare before you drive out.

What $400K buys 30 to 60 minutes away

Some buyers do not need to be inside Alexandria. If your work is remote or you split time between Alexandria and the Twin Cities, the towns around us stretch $400K a long way. These are my own listings as of October 20, 2026, all listed by Home Match Realty on NorthstarMLS, so the prices are list prices, not estimates. Prices and status change, so check my current listings before you plan around one:

  • Long Prairie (Todd County), 430 1st Avenue N. Three bedrooms, two baths, 4,560 square feet. Listed at $249,000 (NorthstarMLS #7063553). That is a lot of square footage for the price.
  • Long Prairie, 221 1st Avenue N. Six bedrooms, 1.25 baths, 3,464 square feet. Listed at $220,000 (#7147067).
  • Long Prairie, 216 6th Street NE. Three bedrooms, two baths, 2,168 square feet. Listed at $197,200 (#7144439), now pending.
  • Willmar, 1128 11th Street SW. Ten bedrooms, three baths, 3,497 square feet, set up for multi-family use. Listed at $340,000 (#7117726). For an investor, that is a very different use of $400K than a single-family home.
  • Litchfield (Meeker County), 516 S Miller Avenue. Three bedrooms, two baths, 1,400 square feet. Listed at $238,000 (#7050132).

None of these is a substitute for living on Lake Le Homme Dieu. But if the goal is square footage, a shop, or a second income, the Long Prairie and Willmar markets deserve a look before you stretch past $400K in Alexandria.

The math on a $400K purchase here

A few practical numbers I go over with buyers at this price point:

  • Offer price. Recent comparable sales tell you how close to list similar homes have closed, so a $409,900 listing that has been up for a few weeks may have room below list. A fresh listing priced at $399,900 with a good location may go at or above list. I will tell you which one you are looking at.
  • Days on market. Redfin's 21-day city median means you should have your pre-approval done before you tour. Lake and land listings often sit longer, and a seller whose listing has been up for a while is usually more open to negotiation; I will pull the days on market for any home you like.
  • Sales tax and closing costs. Alexandria's combined sales tax is 7.375% (6.875% state plus 0.5% Douglas County, per Avalara), which matters for the appliances and furniture that follow a move. Closing costs in Minnesota run separately; I walk through them line by line in my Minnesota closing costs guide.
  • Well and septic. Anything outside city sewer needs a septic compliance inspection in Minnesota before transfer. Budget time for it, not just money.

If you are selling near $400K

If you own an Alexandria home worth around $400,000, this is a good spot to be. You are at the area median, buyers at this price are plentiful, and recent comparable sales are the way to see how well-priced homes like yours are holding value. Pricing is the whole game: a lake-side home that starts too high can sit for most of a year and still take the reduction. My home value tool gives you a starting range, and my seller page explains how I price and market a home in this bracket.

Questions people ask

Is $400,000 a good budget for Alexandria, MN?

Yes. As of September 22, 2026, the NorthstarMLS market report shows a $400,000 median sold price for the Alexandria area, so that budget puts you squarely in the middle of what is selling.

Can I buy a lake home in Alexandria for $400,000?

On the smaller Douglas County lakes, sometimes. On the Chain of Lakes or Lake Miltona, $400,000 usually buys a lot or a tear-down rather than a finished year-round home.

Why does Redfin show a lower Alexandria median than the MLS report?

Redfin's figure leans on city-limits sales (a $329,732 median for the three months ending August 2026), while the MLS area report includes lakeshore and township property that pulls the median up to $400,000.

How fast do $400K homes sell in Alexandria?

Redfin reports a 21-day median for city homes, while lake and land listings in the wider MLS area often take longer; ask me for current comparable sales in your segment. A well-priced in-town home often goes under contract within three weeks.
