Buying on Green Lake at Spicer starts with the actual shoreline, property records and route to your daily destinations. Green Lake covers 5,569 acres, reaches 110 feet deep and has about 12.0 miles of shoreline (Minnesota DNR LakeFinder). Spicer sits on its shore north of Willmar along Highway 23.
My NorthstarMLS record in Kandiyohi County since November 2023 includes 3 closings in Spicer, 11 closings in Willmar and 2 closings in Pennock, as listing broker or for the buyer; the sold page has the count by town. Here is what I tell people who call about it.
The lake
Use the lake identification number, 34-0079-00, when checking records so you do not confuse it with another Minnesota Green Lake. The DNR LakeFinder brings together survey, access and water-quality resources. Check the date on each report; a survey describes the conditions and methods of its own reporting period.
For a buyer, water depth and acreage are only a starting point. Visit the actual shore to see the approach, bottom, slope and place where you would enter the water. Ask how a dock or lift would work with your boat and physical access needs. Those questions are more useful than assuming every property offers the same beach or boating experience.
For context, LakeQuality.org reports 14.1 feet of Secchi clarity from 2025 sampling and explicitly says its grade is not a swimming clearance. Historical clarity is not a promise about conditions on your visit. Check current local advisories and official lake records for the activities you plan, including swimming, boating and fishing. Evaluate the property's value from comparable sales, not a water-quality grade.
Public access, parks and the trail
Kandiyohi County runs two parks on the lake. Saulsbury Beach County Park on the southern shore in Spicer has a swimming beach, a shaded picnic area, changing rooms and an adjacent boat access, and Green Lake County Park on the northeastern shore has 61 campsites and is known for clear water and fishing (Kandiyohi County Parks).
The Glacial Lakes State Trail runs 22 paved miles from Willmar through Spicer and New London to Hawick and the Stearns County line, open to biking, hiking, in-line skating and horseback riding in summer and snowmobiling and skiing in winter (Minnesota DNR). If trail access matters to you, trace the route from the property and check where you can enter. Proximity on a map does not establish a convenient connection on the ground.
The town of Spicer
Spicer had 1,112 residents at the 2020 Census, covers about 1.2 square miles, sits on State Highway 23 with U.S. 71 nearby, and was founded in 1886 and named for John M. Spicer, the original landowner (Wikipedia). Nest Lake is inside the city limits too, so some "Spicer lake homes" are on Nest, not Green. Ask.
Spicer is a summer town that stays open all winter. The restaurants and the marina are busy from Memorial Day through Labor Day, and the year-round population keeps the school buses running and the bank open in February. Neighboring New London, population 1,252 in 2020 (Wikipedia), is the other half of the community and shares the school district.
Schools and the Willmar connection
Start school research with New London-Spicer Public Schools, ISD 345. Confirm the exact property address with the district, including enrollment and transportation arrangements. A Spicer mailing address or a listing's school label should not replace that check. Use the district's own enrollment information and contacts for your household's plans.
Willmar is the county seat and the jobs center, with 21,015 residents in 2020 and U.S. 12, U.S. 71 and State Highways 23 and 40 meeting there (Wikipedia). If you work in Willmar, drive the route from the actual property at your normal travel time. Different shores add different local-road segments before you reach Highway 23. Also test the trips you make outside work, such as groceries, appointments or activities, before deciding that the location fits.
What sells here and for how much
My own listings give dated asking prices. Homes listed by other brokerages, including the ones where I represented the buyer, are counted, not shown, under NorthstarMLS rules. None of this is a Green Lake market report or a set of verified waterfront comparable sales. Confirm current availability and pricing for any listing before making plans.
- Buyer-side closings. Since November 2023 I have represented the buyer on 2 closings in Spicer, 11 closings in Willmar and 2 closings in Pennock (NorthstarMLS). Ask me for the comparable sales behind them before you use any of them to price frontage on Green Lake.
- 1128 11th Street SW, Willmar appeared in the September 22, 2026 active-listing snapshot at $340,000 as a 10-bedroom multi-family property. Its use and location need separate evaluation from a single-family lakeshore home.
For a lakeshore price discussion, compare frontage, access, building condition, seasonal or year-round systems and the dates of the sales. Ask which properties are genuinely comparable and what adjustments the comparison requires. An address near the lake, an asking price and a completed waterfront sale answer different questions.
Buying on Green Lake: my checklist
- Which lake. Green, Nest, or one of the smaller lakes with a Spicer address. Confirm the water body and the rights included with the parcel.
- Which shore. Compare the actual route, neighboring uses, slope and exposure at each address. Visit at more than one time of day if those conditions matter to your decision.
- Septic and well. Compliance inspection date and well log, every time.
- Shoreland rules. Kandiyohi County administers the state shoreland framework; confirm the lake class, setbacks and whether the lot is buildable for what you plan before you write.
- Zebra mussels. Budget for a lift and dock cleaning routine, and clean your boat between Green Lake and any other water.
- Dock, lift and shore. What stays, and whether the frontage is sand or rock.
- Association and short-term rentals. If you plan to rent it, ask the city and the county what is allowed before you count on the income.
My guide to buying a lake home in Minnesota walks through each of those, and if you are weighing a seasonal place, the cabin buying guide covers the extra questions.
Selling on Green Lake
If you own here and are thinking about selling, plan how to document the shore, dock and outdoor spaces clearly. Open-water photographs can help explain features that winter photos do not show; label older photographs so buyers understand when they were taken. Prepare permits, well and septic information, and an explicit list of included equipment alongside the photography.
Set the listing schedule around your needs, the property's readiness and current comparable sales. There is no single month or fixed number of comparisons that guarantees a result. I can help you organize those decisions and explain the evidence behind the recommended asking price.
My selling a lake home guide covers docks, lifts, septic disclosures and the questions buyers ask. If you want a number for your place, start with my home value page and I will follow up with real comps.
