Moving to Alexandria, MN: 15 Things to Know First

Alexandria, MN is about two hours northwest of Minneapolis on I-94. Fifteen facts on home prices, sales tax, winters, schools, jobs and lakes before you move.

Ask JanetFind an article

Alexandria, MN is a lake town of 14,335 people (2020 Census) that serves as the county seat and shopping center for Douglas County's 39,006 residents. It sits on Interstate 94 about 132 miles, or two hours, northwest of Minneapolis (Distance-Cities). Homes sold for a $329,732 median over the three months ending August 2026.

I have been a full-time broker here since 2014, and I work with buyers moving in from out of state as well as from elsewhere in Minnesota, including one couple who relocated from California. These are the fifteen things I end up explaining on the first phone call. Every number has a source, because I would rather you plan on real figures than on a brochure.

1. It is two hours from Minneapolis, and people do commute part-time

Interstate 94 runs right past town. The drive to Minneapolis is 132 miles and about two hours (Distance-Cities). St. Cloud is 69 miles and roughly an hour and a quarter (Travelmath), and Fargo is 108 miles (Travelmath). I have clients who work three days in the Cities and two here. Daily is a stretch; hybrid is common.

2. Home prices: know both medians

Inside the city, Redfin reports a median sale price of $329,732 for the three months ending August 2026, up 5.6% year over year, with a 21-day median time on market and 87 homes sold in August. NorthstarMLS data for the wider Alexandria market area, which includes lakeshore and township property, showed a $400,000 median sold price as of September 22, 2026. The gap is the lakes. I explain what each budget buys in What $400K Buys in Alexandria.

For a longer view, the Census Bureau's ACS 2024 five-year estimate puts the median value of an owner-occupied home in the city at $275,300 and the median household income at $61,374 (Census Reporter).

3. There are more than 250 lakes in the county

Douglas County has more than 250 lakes (Wikipedia). The Alexandria Chain of Lakes (Victoria, Geneva, Le Homme Dieu, Carlos and Darling) is connected by navigable channels, so one dock gets you onto thousands of acres of water. Lake Carlos is the deepest at 163 feet (Minnesota DNR); Lake Miltona is the largest at roughly 5,724 acres (Explore Alexandria). My Lake Finder compares them all.

4. Winters are real, and the town is built for them

Wikipedia's climate data for Alexandria shows January daily highs averaging about 19°F, July highs near 80°F, and roughly 25 inches of precipitation a year (Wikipedia). Snow is measured in feet across a season, not inches. What newcomers do not expect is how much happens on the ice: fish houses, snowmobile trails and skating on the chain. Buy a house with a heated garage and a plowed road and you will be fine.

5. The hospital is the biggest employer

Alomere Health in Alexandria employed 935 people in 2024 and generated an estimated $307.1 million in regional economic activity (University of Minnesota Extension). It is the county's largest employer and the reason many of my buyers move here. Having a full hospital in a town this size is unusual, and for many buyers a hospital minutes from home is a deciding factor.

6. Manufacturing is the other half of the economy

Douglas Machine employs 737 people and Alexandria Industries about 500, per Wikipedia and the Echo Press. Both are packaging and metals companies with long local histories. If you are moving for a manufacturing job, the north and east sides of town are the shortest commutes.

7. One public school district, six elementaries

Alexandria Public Schools (ISD 206) reports 3,922 K-12 students across Carlos Cardinal Academy, Garfield Elementary, Lincoln Elementary, Miltona Science Magnet, Voyager Elementary, Woodland Elementary, Discovery Middle School and Alexandria Area High School (Alexandria Public Schools). The high school building opened September 2, 2014. The district participates in Minnesota open enrollment, so families in Osakis or Brandon-Evansville can apply in.

8. There is a growing college in town

Alexandria Technical & Community College enrolled 3,281 students in 2024-25 (Univstats) and has grown five years in a row, with a 20% fall enrollment jump that the college says was the highest in the Minnesota State system (Alexandria College). That growth shows up in demand for rentals and starter homes.

9. Sales tax is 7.375%

Alexandria's combined sales tax is 7.375%: 6.875% state plus a 0.5% Douglas County tax, with no city tax (Avalara). Minnesota does not charge sales tax on most groceries or clothing, which surprises people from other states.

10. Property taxes are set locally; ask before you assume

Minnesota's average effective property tax rate is 1.02% of home value, slightly above the 0.89% U.S. rate (SmartAsset). Actual bills vary by city, school district and whether the property is homesteaded, and lakeshore is valued differently than in-town lots. I pull the current tax statement on every home I show so you see the real number, not an estimate.

11. The Central Lakes Trail runs through town

The Central Lakes State Trail is a 55-mile paved former railroad route from Fergus Falls to Osakis that passes through Garfield, Alexandria and Nelson (Minnesota DNR). Homes near the trail sell to bikers, runners and snowmobilers. If that is you, tell me and I will filter for it.

12. Downtown is Broadway, and it is alive

Downtown Alexandria runs along Broadway. Big Ole, the 28-foot Viking statue built for the 1964 New York World's Fair, stands on the shore of Lake Agnes near the Runestone Museum, which houses the Kensington Runestone (Wikipedia). Restaurants, shops and the Andria Theatre keep the blocks busy year-round, not just in July.

13. Highway 29 is the commercial strip, and it is being rebuilt in 2031

Highway 29 (3rd Avenue in town) is the retail corridor, carrying about 18,200 vehicles a day per MnDOT. A pedestrian safety project finished in fall 2025, and MnDOT plans to reconstruct Highway 29 from Second Avenue to north of McKay Avenue in 2031 (MnDOT). If you buy near the corridor, plan for that construction season.

14. There is a winery and a state park within minutes

The Alexandria Lakes AVA, established July 1, 2005, covers 10,880 acres north of the city, and Carlos Creek Winery is the sole winery using the appellation (Wikipedia). Lake Carlos State Park covers the north shore of Lake Carlos, five miles from town. Arrowwood Resort sits on the west shore of Lake Darling. Weekend plans are not a problem here.

15. The small towns around Alexandria are part of the market

Carlos (population 497), Miltona (431), Garfield (349) and Osakis (1,771) are all 2020 Census figures from each town's Wikipedia page, and all four are within an easy drive. Three are in the Alexandria school district. Prices are lower and lots are bigger. I cover them in my neighborhoods guide, and you can search each one from my Communities page.

What I tell every relocating family

Rent for a winter if you can, or at least visit in February before you buy on a lake. Get pre-approved before you tour, because in-town homes move in about three weeks. Decide whether you need to be on water or just near it, since that one decision moves your budget by hundreds of thousands. And bring your questions about wells, septics and plowing to me before you write an offer, not after.

Start with my buyer page, use the home value tool if you are selling somewhere else first, and read the relocation guide for the full checklist.
